California Mortgage Broker
A lot of Jodie’s Idaho and Washington buyers are leaving California. A smaller set is buying in California while she is licensed there. Both groups need the same honesty: high-cost limits, jumbo pricing, CalHFA-style assistance that has to fit, and a buyer’s agent who is licensed in California — which Jodie is not.
Definition
What does a California-licensed mortgage broker do here?
Jodie originates California loans (VA, FHA where limits reach, conventional, jumbo, refinance) as NMLS #76185 under NEXA Mortgage NMLS #1660690. She is not a California real estate broker. California’s high-cost conforming ceiling (up to $1,249,125 in 2026 designated counties) and jumbo territory above that are the financing facts that matter. This hub will not invent a 40-city doorway lattice.
Limits, jumbo, and why FHA is often the wrong first sentence
In designated high-cost California counties the 2026 conforming ceiling reaches $1,249,125. Above that you are in jumbo. FHA has its own county ceilings and is often below the house you are actually touring in coastal metros. Jodie will run conventional, high-balance, jumbo, and VA (no maximum with full entitlement) before anyone assumes 3.5% FHA is the path.
If you are leaving California for Hayden or Kennewick, use those city pages. Those files are already deep. This hub is for remaining in or buying in California.
Assistance and property tax are county conversations
California housing-finance programs (including CalHFA firsts and down-payment help) are real and rule-heavy. Property tax is Proposition-13 world for existing owners and a different assessed-value conversation on a purchase. Jodie will not paste a statewide “1%” slogan onto your LE. She will use the contract and the county.

California buyer FAQ
- Is Jodie licensed in California?
- Yes. NMLS #76185, NEXA NMLS #1660690. Verify on NMLS Consumer Access. Phone (425) 830-2240.
- Why no Los Angeles or San Diego city pages?
- Thin doorways are forbidden on this project. We publish city × program pages where data/*.json supports unique facts. California is licensed-hub + Learn + a phone call until that layer exists.
- Can a full-entitlement VA loan exceed the conforming limit in California?
- Yes. Full entitlement has no VA maximum. Jumbo-sized VA still has to qualify on residual income and the appraisal. That is often the path for coastal veterans who cannot use FHA.
- Can Jodie intro a California buyer’s agent?
- Yes, after pre-approval. She is not a California Realtor® and is not a real estate brokerage.
- I am moving from California to Idaho. Which page do I use?
- The Idaho hub and the Hayden/CdA/Post Falls leaves if that is the destination. This California hub is for originating a California loan.
