Lender or Realtor First? The Order That Saves Offers
The most expensive sentence in a first-time or PCS purchase is “we will get pre-approved once we find the house.” Listing agents in Kennewick, Kootenai County, Bell County, and Chesterfield have all watched that sentence turn into a dead offer. What each person is legally allowed to do
A mortgage broker originates the loan. Jodie shops investors, structures VA, FHA, USDA, conventional, or refinance, and is sponsored by NEXA Mortgage, LLC (NMLS #1660690). A buyer’s agent writes and negotiates the purchase contract and owes you duties under state real-estate law. Those are different licenses. When websites blur the two, buyers end up with a “team” that cannot actually fund the loan or cannot actually write the offer. Keep the jobs separate. Then make them talk to each other.
Why the lender should go first (or the same week)
Pre-approval answers the question the listing agent will ask: can this buyer close on this product by this date? A VA letter is not a conventional letter. An FHA letter on a house above the county FHA cap is waste paper. A USDA letter on an ineligible city lot is worse than no letter.
Credit, income, and assets also change what you should tour. A dual-income household over USDA limits should not spend a Saturday on Benton County acreage that only works as USDA. A Hayden Lake contract at $590,000 should not be shopped as FHA when Kootenai’s FHA cap is $572,700. Those are lender facts. They belong before the second showing.
PCS files add a calendar. Fort Cavazos and JBLM sellers will not hold a house while you discover residual income does not clear. Get the number, then tour.
What “pre-qualified” is not
A website slider that says you can “afford $450,000” is not a pre-approval. It did not pull credit the way an underwriter will, did not read your tax returns, and did not name a program. Jodie’s pre-approval is a file: credit, income, assets, program, and a phone number a listing agent can call.

Where the buyer’s agent comes in — and the intro Jodie will make
Once you have a number, you need someone who can write the contract in that state. If you already have a trusted buyer’s agent, keep them and have them call Jodie. If you do not — relocating to Hayden, Belton, or Chesterfield is when this happens — Jodie can make a warm introduction to a local buyer’s agent she trusts.
That introduction is generic on purpose. This site will not publish a roster of named agents, will not invent testimonials from agents, and will not imply Jodie is their broker. You may decline the intro and find your own agent (see the companion guide). The call to action is pre-approval plus, if you want it, an intro — not “sign with our realty division.” There isn’t one.
Exceptions: when you might call an agent the same morning
If a house is going on the market tomorrow and you already have a recent pre-approval from Jodie, call both. If you are interviewing agents to understand neighborhoods before you are ready to buy, that is research — just do not write an offer from it. If you are selling first, your listing agent and your purchase lender are still different people.

- No. It is just how offers die. Call the realtor the same week if you want — but get a program-specific pre-approval before you write.
- Can Jodie be my buyer’s agent?
- No. She is a mortgage broker, not a real estate broker. She can introduce someone who is.
- Do I need a buyer’s agent if I buy new construction?
- You are not required to, but an unrepresented buyer in a builder’s office is how incentives and addenda get missed. If you want representation, get the intro after pre-approval — and register correctly so the builder recognizes your agent.
- What if I already have an agent from a past PCS?
- Keep them if they are licensed in the new state and fluent in your program (especially VA). Have them call Jodie so the letter and the contract match.
- Does talking to Jodie lock me into NEXA?
- You are starting a conversation and, if you apply, a loan file. You are not signing away the right to compare. This is not a commitment to lend and not an offer to enter an agreement.
