Washington versus Oregon on the same household
Washington has no state income tax and ~0.81% effective property tax plus REET on the seller. Oregon has state income tax and a different property-tax and transfer culture. Jodie will not tell you which state to live in. She will price both if you are on the border (Vancouver WA versus Portland metro) and licensed in both.
VA demand exists around installations and a large veteran population. USDA is a rural-map question, not a Portland-core question.
