What is a VA loan in Belton, Texas?
A VA loan in Belton is a $0-down, no-monthly-PMI mortgage guaranteed in part by the Department of Veterans Affairs for eligible service members, veterans, and some surviving spouses. It is not a City of Belton program and it is not a Fort Cavazos housing office loan. Belton is the Bell County seat — a quieter alternative to Killeen — with a June 2026 median around $225,800. Fort Cavazos (formerly Fort Hood) sits in Bell and Coryell Counties with about 38,642 active-duty soldiers; Belton, Killeen, Harker Heights, Copperas Cove, Temple, and Nolanville are the feeder towns. With full entitlement there is no VA loan maximum. Jodie Barber, NMLS #76185, NEXA Mortgage NMLS #1660690. Not a real estate brokerage.
Belton is where military families go when they want distance from the gate, UMHB student energy, and a downtown that is not a strip of on-post vendors. The VA product is the same one used in Killeen. The file is different: school-district conversations, a slightly less frantic PCS calendar, and listing agents who still need to see a real VA pre-approval because the whole corridor is VA-literate and impatient with sloppy offers.
Fort Cavazos demand without living on the gate
Fort Cavazos is the single largest VA-loan demand driver in Texas — III Armored Corps and 1st Cavalry Division, on the order of 38,600 active-duty and a supporting community well into six figures. Killeen is the core gate city (median about $228,000). Harker Heights is the premium officer/NCO address (~$308,000). Copperas Cove is the west-gate budget town (~$222,000). Belton, at ~$226,000, is the county-seat alternative: still a Cavazos commute, more civic downtown, University of Mary Hardin-Baylor in the mix.
BAH still sets the payment conversation. Jodie will not publish BAH tables or a payment on this page. She will put your rank/dependency BAH next to a principal-and-interest-plus-escrow worksheet so you are not writing offers on a “BAH covers it” myth. Texas has no state income tax and the highest effective property taxes in her Tier-1 states (~1.6% statewide). Bell County is not a high-cost conforming market: 2026 conforming and FHA one-unit limits are $832,750 and $541,287. A $226,000 Belton house is nowhere near those caps. VA is the product because of $0 down and no PMI, not because of limits.
PCS timing is the other local fact. Incoming soldiers want keys before report dates; outgoing sellers want overlapping closes. Jodie has this conversation weekly on the corridor. A Belton seller will still kill a file that cannot show VA competence. Get pre-approved before you tour Three Creeks.
Downtown Belton, Three Creeks, and the Bluffs at Nolan Creek
Downtown Belton has older housing stock — VA MPRs (heat, roof, paint, rails) show up more often than in a 2022 Three Creeks spec home. That is negotiable, not fatal. Three Creeks and similar plats are the suburban VA volume: HOAs, builder incentives, and appraisals that usually find comps. The Bluffs at Nolan Creek and similar pockets need flood/insurance honesty in the escrow.
New construction between Harker Heights, Nolanville, and Belton is a corridor-wide story. VA finances new builds when the builder will meet VA requirements. Some builders push their in-house lender. You are not required to use them. Jodie will compete on competence and on whether the incentive is still there if you bring your own broker.
Texas DPA and veterans — TSAHC versus $0-down VA
TSAHC Homes for Texas Heroes includes veterans and can offer 2–5% as a grant or a short-term forgivable second, with income up to 125% AMFI and a 620 credit floor, homebuyer education required. Full-entitlement VA buyers often do not need it for the down payment — there is none — but prepaid items and a Hero grant can still matter on a tight PCS. TDHCA My First Texas Home (up to 5%, first-time or veteran/targeted-area exemptions) is another stack Jodie will check rather than assume.
Disabled-veteran property-tax exemptions in Texas are a carrying-cost story FHA pages under-teach: 100% disabled (or P&T) veterans can see a full residence-homestead exemption; partial ratings have smaller exemptions. That changes escrow. It is a county appraisal-district filing, not something Jodie invents on a Loan Estimate. She will still ask, because a $226,000 payment looks different at 1.6% tax versus a full exemption.
Your buyer’s agent on a Cavazos-corridor VA offer
Bell County listing agents have seen every sloppy VA offer. Yours should name VA, respect the appraisal, and come with a broker who answers the phone on a Saturday PCS weekend. Jodie is not a real estate broker and does not claim the Realtor® mark. After pre-approval she can introduce a trusted local buyer’s agent who writes Belton and Killeen VA contracts. No named agents on this page.
If you already have an agent from a prior PCS, keep them if they are licensed in Texas and VA-fluent. If you do not, do not interview strangers the week your household goods land. Call (425) 830-2240 or apply at financewithjodie.app.

VA Home Loans in Belton — local FAQ
- Is Belton a good town for a Fort Cavazos VA purchase?
- Yes, if you want a county-seat commute instead of a gate-adjacent one. Median around $225,800 (June 2026), Bell County FHA limit $541,287, conforming $832,750 — limits are not the constraint. Drive time to Cavazos is the constraint. Tour at rush hour before you write.
- Is there a VA loan limit in Belton?
- Not with full entitlement. Partial entitlement can require a down payment. Jodie pulls the COE. A $226,000 purchase is a typical full-entitlement $0-down file if residual income and the appraisal hold.
- How is Belton different from Killeen or Harker Heights for VA?
- Killeen is the core gate city at a similar median (~$228,000) with heavier PCS turnover. Harker Heights is the premium corridor address (~$308,000). Belton is the quieter county seat with UMHB. Same VA product, different comps and school/commute story. Do not copy a Killeen offer template onto a downtown Belton 1950s house without MPR eyes.
- Will BAH cover a Belton VA payment?
- Sometimes, depending on rank, dependents, taxes, insurance, and HOA. Texas property taxes (~1.6% effective statewide) are the line item people forget. Jodie will not publish BAH or a payment here. She will run your actual BAH against an escrowed worksheet. Not a commitment to lend.
- Should I get a realtor or a lender first when I PCS to Cavazos?
- Lender first — or the same day you land. Corridor sellers have seen every late pre-approval. Jodie writes a VA letter listing agents trust, then can intro a trusted local buyer’s agent. She is not a Realtor®.
- Can Jodie introduce a buyer’s agent in Belton?
- Yes, after pre-approval, to a local buyer’s agent who has closed VA in Bell County. No named agents on this page. You may bring your own Texas-licensed agent from a prior duty station.
- Do I need Texas down-payment assistance if I have VA entitlement?
- Usually not for the down payment. TSAHC Homes for Texas Heroes (veterans are an eligible occupation class) and TDHCA programs can still help with cash-to-close or a grant if you fit income and education rules. Jodie checks instead of stacking folklore.
- I am 100% disabled. How do Texas property-tax exemptions change the file?
- A 100% disabled or P&T veteran can qualify for a full residence-homestead exemption — a large escrow change in a ~1.6% tax state. Partial ratings have smaller exemptions. File with the appraisal district. Jodie will ask so the pre-approval is not using the wrong tax number.
- Can I use VA on new construction between Belton and Nolanville?
- Yes when the builder meets VA requirements and the appraisal supports the price. You are not required to use the builder’s lender. Compare incentives with Jodie before you sign a construction addendum.
- What VA appraisal issues show up in older downtown Belton homes?
- The usual MPRs: heat, roof life, peeling paint on older homes, missing rails, safety hazards. Repair, credit, or walk. Newer Three Creeks-style plats have fewer MPR surprises and more HOA paperwork.
- Can I reuse VA if I already bought in Killeen on a prior tour?
- Often yes after that loan is paid off and entitlement is restored, or with remaining entitlement if you kept the house as a rental (rules are specific and residual income gets harder). Jodie maps entitlement before you write a Belton offer as if it were your first VA use.
- Does USDA overlap VA in Belton?
- Belton’s city core is not the USDA story. Copperas Cove’s Coryell fringe and some Nolanville rural edges are more likely USDA pockets. If you have VA, you rarely need USDA. If a non-veteran spouse is buying rural, Jodie will check the map.
- Who is Jodie Barber and is she a Texas broker of real estate?
- She is a mortgage broker, NMLS #76185, sponsored by NEXA Mortgage, LLC (NMLS #1660690), licensed in Texas and nine other states. Phone (425) 830-2240. She is not a real estate broker and does not claim Realtor®. Verify her on NMLS Consumer Access. Not a commitment to lend.
